Durham Homes and Neighborhood Guide

I help people buy and sell homes in Durham as a broker with DASH Carolina. This page covers the main neighborhoods, what to check before you make an offer, and how to get recent sales for the streets you are considering.

Overview

How Durham is laid out

Durham is the county seat of Durham County, with about 305,600 residents (2025 estimate, up from 283,506 in the 2020 census). Duke University and Duke University Health System are the city’s largest employers, and North Carolina Central University and Durham Technical Community College are also here. Research Triangle Park sits just south of the city.

I-85 crosses the north side of the city, I-40 runs across southern Durham County toward Chapel Hill and RTP, NC-147 (the Durham Freeway) links Duke, downtown, and RTP, and US-15-501 runs southwest to Chapel Hill. Most older neighborhoods sit within a few miles of downtown and Duke’s campuses, and newer subdivisions spread north toward Treyburn and south toward Woodcroft and RTP.

Before You Buy

What to check on a Durham home

City limits and county

Durham city limits also reach into Orange and Wake counties, and many Durham addresses sit outside city limits. Check the tax bill for the county and for a City of Durham line before you compare prices.

School assignment

Most of Durham County is served by Durham Public Schools. Verify the assignment for the exact address with the district before you make an offer.

Older houses

Many neighborhoods near downtown and Duke were built before 1950. Plan for inspections of the foundation, wiring, plumbing, and roof, and read my due diligence guide before you set your timeline.

Commute

Driving time to RTP, Duke, and Chapel Hill depends heavily on which side of the city you live on. Tell me where you work and I will narrow the search to the neighborhoods that keep the drive short.
