Overview

Why buyers look at Fuquay-Varina

Fuquay-Varina is a town of about 48,500 people (U.S. Census Bureau estimate, July 2025) in southern Wake County, just south of Holly Springs. US-401, NC-42, and NC-55 all run through it, which connects it to Raleigh, Apex, Cary, and Garner.

Buyers usually come here for more land and more house for the money than they can get in the towns to the north. Land prices have generally run lower here than in Holly Springs, Apex, and Cary, and new neighborhoods continue to open along the US-401 corridor.

The town also has two historic downtowns with restaurants, breweries, and shops in the original brick buildings. Homes within walking distance of either downtown are a separate market from the newer subdivisions, and they sell differently.

Parts of Town

Where to look within Fuquay-Varina

Downtown Fuquay

The Main Street side of town, near Fuquay Mineral Spring Park. Older homes on established lots sit within walking distance of restaurants and breweries.

Varina Depot District

The second downtown, built around the railroad about a mile from Main Street. It has its own restaurants and brewery and a mix of older homes and infill.

US-401 Corridor

Most of the new construction is along US-401 heading toward Holly Springs and Raleigh. This is where builders are active and where buyers find newer homes with HOA amenities.

Willow Spring Side

The eastern side of the area, served by Willow Spring High. Lots are often larger, and some properties are on private well and septic, which affects inspections and the due diligence timeline.

If you are deciding between these areas, call or text me and I will send recent sales for the streets you are considering.

History

Why the town has two names

Around 1858, a mineral spring was uncovered on the Fuquay family farm, and people traveled to the area to drink from it. The spring still flows at Fuquay Mineral Spring Park, a short walk from Main Street.

Varina grew up separately around the railroad about a mile away. A local store owner named it after the pen name his future wife used on letters she wrote him during the Civil War.

Fuquay Springs and Varina merged into one town in 1963. That is why the name has a hyphen and the town has two downtowns.

For Owners

What is your Fuquay-Varina home worth?

Online estimates do not account for lot size, upgrades, well and septic, or which side of town a home is on. I will prepare a price range from recent comparable sales and send it to you. There is no obligation to list.

  • Comparable sales near your address
  • A suggested price range and the reasoning behind it
  • Which updates would raise your sale price and which would not

I prepare these myself from local sales data. Your information is not shared or sold.
