Holly Springs Homes and Neighborhood Guide

I grew up next door in Fuquay-Varina and help people buy and sell homes in Holly Springs as a broker with DASH Carolina. This page covers the parts of town, the new employers, schools, parks, and what to check before you buy.

Overview

Why buyers look at Holly Springs

Holly Springs is a town of about 50,300 people (U.S. Census Bureau estimate, July 2025) in southwestern Wake County, between Apex and Fuquay-Varina. NC-55 runs through the middle of town as Main Street.

Two changes in the last few years affect home prices here. In September 2024, the Toll NC-540 Triangle Expressway was extended east from the NC-55 Bypass to I-40 in Garner, so Holly Springs now has a toll-road connection toward Research Triangle Park to the north and Garner to the east. Large biotech manufacturers have also opened in town.

Amgen opened a manufacturing plant in Holly Springs in January 2025 and expects about 725 employees there by 2032. Fujifilm opened a $3.2 billion manufacturing site in September 2025 and plans about 1,400 jobs by 2031. New jobs at that scale add demand for housing within a short drive.

Parts of Town

Where to look within Holly Springs

Downtown and Main Street

The original town center along NC-55. Older homes on established lots sit closest to the town's restaurants, shops, and the downtown ballpark.

Near the NC-540 Interchanges

Homes closest to the toll road have the fastest route north toward RTP and east toward Garner and I-40. Commuters usually start their search here.

Established Neighborhoods

Planned neighborhoods such as Sunset Ridge and 12 Oaks. Resale homes here usually come with mature landscaping and HOA amenities already built out.

The Fuquay-Varina Line

The southern edge of town runs into Fuquay-Varina along US-401 and NC-55. Buyers comparing the two towns can often find more land per dollar by moving a few miles south.

If you are deciding between these areas, or between Holly Springs and Fuquay-Varina, call or text me and I will send recent sales for the streets you are considering. Read my Fuquay-Varina guide for the comparison.

  • New construction communities and their current pricing
  • My notes on which streets are selling fastest

This goes straight to me. I send the report myself, usually the same day.

History

Where the name comes from

The town is named for free-flowing springs that fed a stream and a small lake, surrounded by large holly trees. The North Carolina General Assembly chartered Holly Springs as a town in 1877.

For most of the next century it stayed a small farming town along what is now NC-55. Most of its growth has come in the last thirty years, as Wake County expanded south from Raleigh, Cary, and Apex.

For Owners

What is your Holly Springs home worth?

Online estimates do not account for lot size, upgrades, HOA amenities, or how close a home is to NC-540. I will prepare a price range from recent comparable sales and send it to you. There is no obligation to list.

  • Comparable sales near your address
  • A suggested price range and the reasoning behind it
  • Which updates would raise your sale price and which would not

I prepare these myself from local sales data. Your information is not shared or sold.
