North Hills Homes and Neighborhood Guide

North Hills, often called Midtown Raleigh, is the city’s most walkable district outside downtown. I help buyers and sellers here and in the neighborhoods around it as a broker with DASH Carolina.

Overview

Why buyers look at North Hills

North Hills is a mixed-use district at Six Forks Road and Lassiter Mill Road, just north of the I-440 Beltline. It has offices, residential towers, restaurants, a Target, the Renaissance Raleigh Hotel, a Regal cinema, and the Midtown Park lawn, which hosts concerts and markets.

Buyers relocating from larger cities often start here because they can walk from home to dinner, the gym, and in some cases their office. That walkability is what buyers pay for, and it is also what has supported values here.

There are two ways to buy into the area. A condo or townhome inside the district puts everything within a few minutes’ walk. The 1960s ranches and split-levels around the district sit on larger close-in lots under mature trees, and many buyers find the land is the more valuable part of that purchase.

Parts of the Area

Where to look in and around North Hills

Inside the District

Condos and townhomes within walking distance of the restaurants, shops, offices, and Midtown Park. HOA fees and what they cover vary widely between buildings, so compare them before you choose.

Mid-Century Streets Around It

Ranches and split-levels from the 1960s on established lots. Some are updated and some are candidates for renovation or a new build, which is why the lot matters as much as the house.

Toward Drewry Hills

To the south, North Hills borders Drewry Hills and the larger wooded lots inside the Beltline. See my Inside the Beltline guide for that side.

North Toward Shelley Lake

North along Six Forks Road the neighborhoods get quieter, with access to Shelley Lake and the greenway.

If you are comparing a condo in the district with a house nearby, call or text me and I will send recent sales for both so you can see the trade-off in numbers.

Prices here change month to month, so I send current numbers on request instead of posting figures that go out of date. The report includes:

  • Recent sales in the part of the area you choose
  • Homes for sale now and how long they are taking to sell
  • Condo and townhome sales inside the district, with HOA fees
  • My notes on which streets are selling fastest

This goes straight to me. I send the report myself, usually the same day.

History

From shopping mall to Midtown

North Hills opened in 1960 as a small shopping center and was enclosed as a mall in 1967. For decades it was a neighborhood mall with a movie theater.

Kane Realty bought the property in 2001. The old mall closed in early 2003 and was demolished that spring, and the new North Hills opened in November 2004. Since then the district has added offices, residential towers, a hotel, and Midtown Park.

For Owners

What is your North Hills home worth?

Online estimates do not account for building-to-building differences in condo HOAs, or for lot size and land value on the surrounding streets. I will prepare a price range from recent comparable sales and send it to you. There is no obligation to list.

  • Comparable sales near your address
  • A suggested price range and the reasoning behind it
  • Which updates would raise your sale price and which would not

I prepare these myself from local sales data. Your information is not shared or sold.

Questions

Common questions about buying in North Hills

What do homes cost in North Hills right now?

Prices change month to month, so I send current numbers on request instead of posting figures that go out of date. Request the market report and I will send recent sales, homes for sale, and days on market for the area you are considering.

Is North Hills the same as Midtown Raleigh?

Locals use both names. North Hills is the district itself, and Midtown is the broader name the area has taken on as it grew.

Should I buy a condo in the district or a house nearby?

A condo puts you within walking distance of everything, with HOA fees that vary by building. A house nearby gives you a yard and more land, usually with a short drive or a longer walk into the district. I can send recent sales of both so you can compare.

Which schools serve North Hills?

Carroll Magnet Middle and Sanderson High are near the district, and Root Elementary is nearby. WCPSS assignments change, so verify the assignment for any specific address with WCPSS before making an offer.
