I grew up in Fuquay-Varina, and I sell in both towns. They share a border, a county, and a school system, but they differ in land prices, commute routes, and the age of their neighborhoods.

Which One Fits
How buyers usually decide
More land for the money
Land prices have generally run lower in Fuquay-Varina than in Holly Springs, so buyers can often get more land per dollar by moving a few miles south. Lot sizes in the newer subdivisions are similar in both towns.
Commuting to RTP
Holly Springs homes near the NC-540 interchanges have the fastest route north toward Research Triangle Park.
Working at Amgen or Fujifilm
Both plants are in Holly Springs, so homes in Holly Springs or northern Fuquay-Varina keep the drive short.
A walkable downtown
Fuquay-Varina has two historic downtowns with restaurants and breweries. Holly Springs has one along NC-55.
The Sunset Lake area
Neighborhoods around Sunset Lake sit near the line between the two towns. Check which town the address is in, because town taxes and services differ.
Well and septic
Some properties on the eastern side of Fuquay-Varina are on private well and septic, which adds inspections and time to your due diligence. Read my due diligence guide.
