New Construction Builders I Recommend
I have represented buyers with each of the builders below. Not every builder is building in every town, so ask me which ones are selling where you want to live and what they are offering right now.
Production Builders
Builders I’ve worked with
Listed in the order I recommend them, with what I have seen working with each.
- Mattamy Homes
My clients have had consistently good experiences with Mattamy. Their customer service is strong, they follow through for buyers when something needs fixing, and their incentive packages are among the strongest I see. The inspection reports I have seen on their new homes have been very short.
- Mungo Homes
Mungo puts the buyer first. Their incentive packages are strong, and their build quality is good.
- Starlight Homes
Starlight builds entry-level homes with basic finishes. Their incentive packages are among the strongest in the market, and their build quality is good. If you are shopping on a budget, Starlight may be the best fit.
- True Homes
True Homes is a semi-custom builder with excellent customer service. The finished quality depends on the materials and options you choose.
- Lennar
Lennar offers strong incentives, often including interest rate buydowns and help with closing costs. Build quality varies from community to community, so the inspection matters. If you want a production home with a lower rate and your closing costs covered, Lennar is a reasonable option.

Before You Tour
Buying new construction with your own agent
The builder’s agent works for the builder
The sales agent in the model home represents the builder. You can bring your own agent. Many builders require that your agent come with you or register you on your first visit, so contact me before you tour.
Compare incentives as a total
Incentives are often tied to the builder’s preferred lender or title company. Compare the full cost, including rate, closing costs, and upgrades, against an outside lender before you choose.
Read the builder’s contract
Builders usually use their own purchase agreement, and its terms on deposits, delays, and changes differ from a resale contract. Read it before you sign, and ask an attorney about anything you do not understand.
Inspect a new house anyway
A new home passes local code inspections, which check minimum standards. Hire your own inspector before drywall and again before closing, and once more before the builder warranty ends.
Planning a custom or luxury home?
The right custom builder depends on your lot, your budget, and the style of house you want. I work with luxury builders across the Triangle. Tell me about your plans, and I will talk them through with you and introduce you to the builder who fits.
