Overview

Why buyers look at Garner

Garner is a town in southern Wake County, directly south of Raleigh. The Census Bureau estimated its population at about 41,600 in 2025, up from 31,159 in the 2020 census. That is roughly a third more people in five years.

In September 2024, the Toll NC-540 Triangle Expressway opened 18 miles from the NC-55 Bypass in Apex to the I-40/I-42 interchange in Garner. That gave Garner a direct toll-road route west toward Holly Springs, Apex, and Research Triangle Park. A second phase of about 10 miles will run from Garner to Knightdale, with completion expected in late 2028.

Amazon opened a fulfillment center in Garner in 2020. The town’s other large employers have included Pepsi Bottling Ventures and Sigma Electric, along with Wake County schools and major retailers.

Where to look within Garner

Downtown and Main Street

The original railroad town. The Downtown Garner Historic District is listed on the National Register of Historic Places, and the older homes nearby sit on established lots.

North Garner and the US-70 Corridor

US-70 is the main east-west road and carries most of the town’s shopping. Neighborhoods here are the closest part of Garner to downtown Raleigh.

Homes near the I-40/I-42 interchange have the quickest access to NC-540 west and I-40 toward Raleigh or Clayton. Commuters to RTP and Holly Springs usually start here.

South Toward Lake Benson and NC-50

NC-50 runs south from here toward Johnston County. This side of town is closest to Lake Benson Park and White Deer Park.

  • Homes for sale now and how long they are taking to sell
  • New construction communities and their current pricing
  • My notes on which streets are selling fastest

This goes straight to me. I send the report myself, usually the same day.

History

From railroad stop to Raleigh suburb

Garner began as a wood-and-water stop on the North Carolina Railroad, which was built through the area in the 1850s. Thomas Bingham, the first postmaster, asked for a post office named Garner’s Station around 1878.

Garner’s Station was incorporated in 1883, but its charter was repealed in 1891. The town was incorporated again in 1905 as the Town of Garner after it got a railroad depot. In the early 1950s, US-70 was rerouted around downtown, and new commercial building moved to shopping centers along the highway.
